Here are my top considerations when buying a home:

• Find a home best suited to your lifestyle ie: if you are never home, purchase a property with little maintenance or a condo or if you enjoy every minute outdoors, buy a home with an amazing yard.
• If you have or intend to have kids, buy a home near great schools. This surprises some people, but great schools is why people often want to move to an area, so it ultimately will help your resale value.
• Price compare properties based on features and upgrades. You may be able to purchase a home with a renovation or feature you want cheaper than doing it after the fact eg: a pool may add $10-20k to the price of a resale home yet it would cost you $40-50k to put one in.
• Check transportation routes. It is always a good idea to drive to and from the area you are considering making a purchase in at peak rush hours to determine if the drive is tolerable to your place of work.
• Check out area amenities. Does it have the stores, fitness clubs, parks, churches, etc that you want.
• Does the area feel 'right' to you? I personally like a neighbourhood to have a sense of community - activities to get involved in, area associations, sports clubs, walking trails, etc.
